How Austin Lenders Verify Your Liquid Assets Before Closing

Connecting your checking account to a lender portal takes about ninety seconds. Gathering two months of PDF statements takes an afternoon, and usually a second afternoon when you miss a page. Both roads end at the same place: an underwriter deciding whether the money for your down payment is actually yours. On a $410,995 home, the Austin-area median sold price in data through September 10, 2026 from Team Price Real Estate, a 20 percent down payment is $82,199 that somebody has to trace. How that tracing happens has changed quietly over the past few years, and the difference shows up in how many times your loan officer has to email you before closing.

How do Austin lenders verify your bank accounts for a mortgage?

Three methods are acceptable on a conventional loan. Your lender can send a Request for Verification of Deposit, Fannie Mae Form 1006, directly to your bank. It can collect account statements covering the most recent full two-month period for a purchase. Or it can order a report from a third-party asset verification vendor that you authorize. All three satisfy the same section of Fannie Mae’s Selling Guide, and most Austin files now run on the third.

The Selling Guide is specific about the older two. A Form 1006 has to be requested directly from the depository institution, and the completed document has to come back directly from that institution, never routed through you. Statements have to cover the most recent full two-month period of account activity on a purchase, or 30 days on a refinance, with quarterly reporting allowed where that is how the institution reports. Online and computer-generated statements count, so printing from your banking app is fine as long as the pages identify the institution and the account.

The third method, direct verification by a third-party vendor, is acceptable as long as you authorized it, the information matches what a Form 1006 or a statement would show, the verification date meets the age-of-document rules, and the lender has determined that the vendor maintains reasonable practices. That last condition sits with your lender, not with you.

What does a validated asset report do for your loan file?

When your lender runs the file through Desktop Underwriter using an asset report from an authorized vendor, DU can validate the asset component. Fannie Mae then provides the lender relief from enforcement of certain representations and warranties tied to what was validated. For you, the practical effect is quieter: the underwriter has less reason to re-ask for documents you already provided, so the file stops bouncing back.

Freddie Mac runs a parallel capability called AIM inside Loan Product Advisor, covered by Section 5501.8 of its Seller/Servicer Guide. Freddie Mac reports that loans originated using AIM are 2.1 times less likely to produce defects and become delinquent. Both programs require your authorization before any vendor report can be pulled.

Two limits are worth understanding. The relief belongs to the lender, not to you, so nobody can promise that a validated file will close on a particular day. And the validation rail described here is a conventional feature. FHA and VA files verify the same accounts under their own rules and do not receive that relief, which is one reason an FHA file can still feel document-heavy even when your accounts connected cleanly.

Five things that send your file back to paper statements

Most connections work. These are the situations that reliably produce a document request two weeks later.

1. Your institution will not connect. Smaller Central Texas credit unions and some newer online banks are not supported by every vendor. There is no workaround and no penalty. You fall back to statements, which is why keeping 60 days of clean PDFs on hand is still worth doing.

2. The money moved after the report was pulled. An asset report is a snapshot of a period, not a live feed. Fannie Mae requires the verification date to comply with age-of-document rules, and FHA requires the data to be current within 30 days of the verification. A long option period, a delayed build, or a contract extension can age a report past its useful life and trigger a fresh pull.

3. A deposit looks unusual. For FHA files, HUD requires documentation of recently opened accounts and individual deposits of more than 1 percent of the Adjusted Value. Conventional files apply their own large-deposit test. A detailed report can actually surface more of these than a statement summary would. 4. Business and personal money share an account. When self-employment income runs through the same account as your savings, the underwriter has to separate the two, and an automated report does not do that for them.

5. The asset has no digital trail. Cash held outside a bank, proceeds from selling a car, money held in a brokerage or crypto account, and gift funds all sit outside the connection. Gift funds in particular need their own documentation path regardless of how your accounts were verified, and the mistakes people make with gift money are the ones that delay closings.

Does linking your bank account give your lender access to your money?

No. The connection is read-only and produces a verification report. It does not create the ability to move funds. Both Fannie Mae and HUD require that you authorize the lender to verify assets before any vendor report can be used, which is why you see a consent screen. What the lender receives is account ownership, balances, and transaction history for the period covered, which is the same information your statements would show.

You can decline. If you would rather hand over statements, say so early, because switching methods late in underwriting is what costs days. The tradeoff is real: statements are a fixed picture, so if underwriting runs long, you will be asked for an updated set, while a connected account can usually be refreshed in minutes.
