Home Loans in Georgetown
Georgetown pulls in two very different kinds of buyers, and both keep coming. Families and commuters want the historic Victorian courthouse square (widely called the most beautiful town square in Texas), Georgetown ISD, and quick I-35 or SH-130 access to jobs. Retirees want Sun City Texas, one of the largest active-adult communities in the state. The Census Bureau has repeatedly ranked Georgetown among the fastest-growing cities in the country, and the loan needs across town span everything from a first FHA purchase to an all-proceeds-plus-small-mortgage move into a 55+ neighborhood.
Mortgage Austin is a wholesale mortgage broker offering Conventional, VA, and FHA loans, and nothing else. That narrow menu is intentional: multiple wholesale lenders compete to price each file, we know the three products thoroughly, and clean files close on schedule instead of waiting in a big-bank queue.
Anthony Ferrando, the broker and owner, works every Georgetown loan personally, from the first pricing conversation through closing day.

Loan limits are set by county, and Georgetown sits in Williamson County, so the 2026 numbers below apply to every Georgetown purchase. VA loans have no set limit for eligible borrowers with full entitlement.

|---|---|
| Conventional (conforming) | $832,750 |
| FHA | $571,550 |
| VA | No set limit with full entitlement |

Down payment assistance is available in Williamson County through TSAHCβs Home Sweet Texas and Homes for Texas Heroes programs: up to 5% of the loan amount, with an income limit of $107,520 and a purchase price limit of $598,019 (up to $730,913 in targeted areas) as of June 13, 2026. Details on our down payment assistance page.
What Do Property Taxes Look Like in Williamson County?
Williamson County homeowners pay an average effective property tax rate of roughly 1.49% (SmartAsset), compared with a Texas average of about 1.31%. Texas has no state income tax, so property taxes carry more of the load, and they are usually collected monthly through your mortgage escrow account. When we quote a payment, we quote the full payment with Williamson County taxes and insurance included, never just principal and interest.
What Is the Georgetown Housing Market Like Right Now?
Across the Austin metro, buyers currently have real leverage: about 17,660 active listings, 6.0 months of supply, a median sold price of $445,000, and homes averaging 68 days on market (Team Price Austin-Area Market Report, July 23, 2026).
Georgetown’s steady stream of relocating families and Sun City buyers keeps demand broad even as metro inventory gives shoppers more choice and more negotiating room. Sellers here are pricing to the market, which rewards buyers who arrive fully underwritten. For current numbers, see our Austin housing market and Austin mortgage rates pages, both updated regularly.
Buying a Home in Georgetown
Georgetown’s identity starts at the square, where the Victorian storefronts around the courthouse anchor a downtown that most Texas towns would trade for. Southwestern University, the oldest university in Texas, sits a few blocks away, and Lake Georgetown handles weekends. Housing spreads out from there: master-planned Wolf Ranch on the west side, Berry Creek to the north, and a wide band of established neighborhoods in between, with I-35 and SH-130 carrying commuters south to the Austin job centers.
Sun City Texas deserves its own financing note. It is an age-restricted 55+ community, one of the largest in the state, and the age restriction changes nothing about your loan options: conventional financing works fine there. Many Sun City buyers arrive with proceeds from a prior home sale and choose between paying cash and keeping a modest mortgage, which is a real planning conversation rather than a rate quote. Given the community’s veteran population, VA loans are also a common fit, and eligible veterans can finance with 0% down.
Elsewhere in town, the financing questions look more familiar. Wolf Ranch and other newer sections often involve builder incentives worth checking against wholesale pricing, while established resales near the square typically run as straightforward conventional files. Whatever the neighborhood, we verify the property tax picture for the exact address before quoting a payment, since Williamson County rates plus district-level differences can move the monthly number.
Loan Options for Georgetown Buyers
We originate three loan types, on purpose. A narrow menu keeps our pricing sharp and our closings fast.
Conventional loans: from 3% down, the workhorse for most buyers with solid credit.
VA loans: 0% down and no monthly mortgage insurance for eligible veterans and service members.
FHA loans: 3.5% down with credit scores from 580, the flexible-credit path.
